Know Your Era
Build year is the fastest way to narrow it down. It is not a guarantee, because plenty of Winter Park homes have been partially repiped during a renovation, but it tells us where to look first.
Threaded grey steel pipe was standard in the oldest homes here. It rusts from the inside, which chokes off flow and tints the water. If a magnet sticks to the pipe and the house predates about 1975, this is likely what you have.
Copper replaced galvanized and is genuinely good pipe. It still has a service life. Decades of mineral heavy Central Florida water plus thin wall copper eventually produces pinhole leaks, often several in a short span once they start.

Rigid cream colored plastic. It works, but it grows brittle with age and heat, and a brittle CPVC line can split at a fitting when it is disturbed during other work.
Flexible and freeze tolerant, and what we install on most repipes today. Fewer joints inside walls means fewer places to leak.
Common in older Winter Park homes that have been renovated more than once. A kitchen redone in 1998 and a bath redone in 2015 can leave three materials in one house, joined at transitions that become the weak points.
