Is a Leaking Water Heater an Emergency?

In most cases, yes. Treat it as an emergency and shut the unit down right away if you see water running or dripping steadily from the tank body, a puddle spreading across the floor, water near an electrical panel or gas connection, steam or hissing, a rumbling sound from the tank, or water coming through a ceiling below an upstairs or attic install.

A slow drip from a fitting is less urgent, but it still needs attention. Fittings loosen and valves fail. A drip today is often a stream next week.

Tanks fail from the inside out. Once the inner lining goes, the leak is structural and the tank cannot be patched. That is why a small puddle sometimes turns into gallons on the floor within hours.

How to Shut Off the Water and the Power or Gas

Do these in order. Stop and call if anything feels unsafe. Our dispatcher will walk you through any of these on the phone.

IF YOU SMELL GASLeave First

Do not flip switches. Do not use your phone inside. Get everyone out, then call 911 and your gas utility from outside. Call us after the utility clears the property.

STEP ONECut the Power or Gas

Electric: switch off the water heater breaker at the panel, usually a double pole 30 amp. If nothing is labeled, shut off the main. Gas: turn the control dial on the front of the unit to OFF, then close the gas valve on the supply pipe so the handle sits crosswise to the pipe.

STEP TWOShut Off the Water

Find the cold water shutoff on the pipe entering the top of the tank. Turn it clockwise until it stops, or turn the lever a quarter turn so it crosses the pipe. If that valve is stuck or missing, shut off the main water valve for the house.

STEP THREELeave the Hot Water Alone

The water inside the tank can be hot enough to scald. Do not try to drain it yourself while it is hot. Let our technician handle it.

Pull boxes, rugs, and anything electrical away from the water. Towels along door thresholds slow water spreading to the next room.

  • The tank itself rusts through and leaks from the bottom
  • The drain valve or the temperature and pressure relief valve starts weeping

  • On electric units, a burned out heating element means lukewarm water or none at all

Tankless units rarely leak from the unit body. They fail differently.
