CPVC: The Quiet Successor to Polybutylene
CPVC (chlorinated polyvinyl chloride) is the cream or yellowish rigid plastic pipe installed in a huge share of Orlando and Central Florida homes built from the mid 1990s through the late 2000s, and after two decades in service it is failing in a distinctive way: not by slowly leaking, but by getting brittle and cracking. If polybutylene was the pipe crisis of homes built before 1995, aging CPVC is shaping up to be the sequel for the generation of homes built right after.

When polybutylene collapsed under class action litigation in the mid 1990s, Florida builders needed a replacement that was still cheaper and faster to install than copper. CPVC was the answer. From roughly 1995 through the late 2000s, it became the default supply pipe in Central Florida production homebuilding, which puts it inside an enormous share of the region's fastest-growing communities from that era.
You can usually identify CPVC yourself. Look under a sink or at the water heater connections for rigid plastic pipe that is cream, off-white, or yellowish in color, marked "CPVC" along its length, with glued (solvent welded) fittings rather than crimped metal rings. If your pipe is gray and flexible, that is polybutylene, which is a separate and more urgent conversation.
CPVC does not fail because it was a scam material. It fails because it embrittles with age, and the Florida environment accelerates every mechanism that drives that embrittlement:
"Polybutylene fails by pinholes. Aged CPVC fails by cracking. A crack can release more water in an hour than a pinhole releases in a week."
That failure mode matters. A pinhole leak often announces itself gradually through a water stain or a rising bill. A brittle CPVC crack can go from intact to open fracture instantly, which is why CPVC failures are so often discovered as emergency calls with standing water rather than as slow warnings.
Florida insurers learned an expensive lesson from polybutylene, and several now apply the same logic to aging plumbing generally: homes with original supply piping past a certain age face more questions at binding and renewal, and water damage claims draw more scrutiny. Some carriers have begun asking specifically about CPVC in inspection reports, particularly in homes older than 20 years. The practical takeaway: if you own a late 1990s or 2000s Orlando home with original CPVC, a documented repipe with a permit record and passed county inspection is an asset, for your coverage conversation today and for the buyer's inspection whenever you sell.
An isolated CPVC problem in a younger system can be a legitimate repair. But brittleness changes the math in a way ordinary wear does not, because working on brittle CPVC creates new failures: the torque required to cut in a repair coupling can crack the pipe a foot away. That is why plumbers increasingly decline spot repairs on aged CPVC, and why the repair-or-replace logic mirrors the slab leak decision: once the system itself is the problem, each repair buys less time than the last.

CPVC is a code-approved material that performed adequately for years. The problem is aging: CPVC embrittles over time, and Florida heat and chlorinated water accelerate that process. A 20 to 30 year old CPVC system in Orlando is a very different asset than a new one, and that is the population of pipe now failing.
Look under a sink or at the water heater for rigid plastic pipe in a cream, off-white, or yellowish color with glued fittings and "CPVC" printed along the pipe. Gray flexible pipe is polybutylene. If you are not sure, a licensed plumber can identify your material during any service visit.
Manufacturers cite long service lives under ideal conditions, but real-world Florida performance is shorter because attic heat and chlorinated water accelerate embrittlement. CPVC does not face the near-universal exclusions that polybutylene does today. Sometimes, but brittle CPVC often cracks again next to the repair because the torque of cutting in a coupling stresses aged pipe. One brittle failure means every line in the house has aged the same way. That is why a crack failure is usually the moment to price a repipe instead of a patch.
